This last year has left people still feeling unsure about the way the real estate market will turn in upcoming months. The Los Feliz area holds no exception…it seems “number of sales per month” follows a pattern of its own.
The pattern of actual sold listings had no rhyme or reason this year. We know the slow down was due to various reasons, but the pattern of snail pace movement followed by jumping high numbers tells us Los Feliz has a pattern of its own…its like no other!
The posted graph shows a peak of 17 sold homes in Dec. 2008 (where many other markets had slowed down in numbers of sales) followed by a halting 7 in Jan. 2009 (this is similar to many other areas). Sales were up and down for a few months with another high peak of 16-17 sales per month in June-July 2009, again followed by halting 7 in August. Many other areas showed increased activity in these months, but do not show the same drop of numbers as Los Feliz does.
Los Feliz is a very unique area and real estate here is definitely for the long term. We are hopeful that sales will continue to grow in numbers, as there are many beautiful homes here rich with character and history that are being sold for incredible pricing!
